One Thames City, London

Client:R & F Properties
Sector:Major Infrastructure
Arial view of glass fronted high rise buildings in central London, there is green space between them and on the roofs of some buidings.

The Project

For this major, high-profile development, R&F Properties, looked for depth of experience and a high level of competence to achieve successful delivery of the site’s utilities. The company found these attributes in Power On.

Part of the challenge faced by Power On has been to create and provide a multi-utility infrastructure that is simultaneously fit for purpose, meets the requisite high standards of the site, and yet is invisible to the eye.

One Thames City in Nine Elms

This project to build One Thames City, which began in 2018, was completed and saw the first occupations in early 2022. The site, in prestigious SW8, commands the environment from its three tall apartment buildings with their pared-back, minimalist design. The entire focus within is upon luxury. At external ground level, the attention given to green, park-like spaces, reflects the developer’s commitment to creating relaxing surroundings for residents to enjoy.

I wouldn’t hesitate in using Power On/BUUK again in the future. The benefits the one-party collaborative working brings, and the dedicated project management provided by them, takes a lot of pressure off the site team when managing and coordinating multiple outside service providers. Every member of the Power On / BUUK team has been great and worked hard to get our supplies on.

Site Challenges

Taking note of a range of complexities both on- and off-site, Power On found solutions to such problems as the positioning of subterranean meter positions, the off-site works involving Nine Elms Lane, and the site’s proximity to the US Embassy.

The long-standing relationship with Power On based upon the latter’s quality of delivery of electricity networks to sites, and the way Power On engaged in the consultative sales process from the outset, inspired confidence in the developer that the multi-utilities’ contract would be fulfilled to a high standard.

Developer Benefits

R&F Properties recognised the value of saved time and budget by using a single utility partner offering a multi-utility service. Moreover, Power On organised a co-ordinated programme of works across and around the site, communicating clearly with the Adopter and the Main Contractor via Power On’s dedicated onsite project manager. Access to the project management team 24/7 has made for flexibility, speed of communication and response, whilst the contract arrangements have ensured price certainty. R&F Properties has also been relieved by Power On’s parent company, BUUK, of all the administration related to gaining the necessary utilities licences for the project.

From the Client Viewpoint

Peter Buckley, Construction Director for R&F Properties, is clear about the benefits he has found in working with Power On at Thames City: “I would say the single biggest benefit has been direct 24/7 contacts in each of the utility disciplines, and with having Director contact details for those times when we had any urgent challenges. This personal approach to utilities is not something I have experienced before and if something is urgent, knowing it will be dealt with immediately is refreshing when compared with other utility providers.”
