Precedent Drive

Power On delivered the high-voltage electrical infrastructure for a new commercial logistics development at Precedent Drive in Milton Keynes. The team designed and installed three HV metered connections, each supplying an individual unit via a private transformer to provide reliable, high-capacity power.
The £20 million redevelopment, commissioned by Delancey and constructed by GMI Construction, will create a state-of-the-art industrial and logistics hub expected to support around 300 jobs. The scheme replaces vacant office buildings with three high-specification warehouse units, totalling approximately 175,000 sq ft. One unit has been pre-let to a green-tech manufacturer, with the remaining two delivered on a speculative basis.
What Power On Delivered
Power On designed and installed the HV network to serve all three units, providing independent high-capacity supplies for each building.
Infrastructure delivered:
- 1.2km of off-site HV cable installation
- 3 HV metered ring main units
- 3 COP5 metering units
- 3 HV metered connections feeding private transformers
This approach ensures each unit has a robust and flexible power supply, supporting a range of commercial and industrial uses.
The Challenges
The project involved complex off-site works and required close coordination with local authorities and highway stakeholders. The cable route crossed the A509 Portway, a seven-lane carriageway, and required four planned road closures. Works were carried out out-of-hours to minimise disruption, with additional considerations around nearby bridges and highway structures.
How We Overcame Them
Power On worked closely with the highway’s structures team, National Highways and Milton Keynes City Council to safely plan and deliver the installation.
To reduce risk and confirm the most suitable route, the team carried out trial holes and pre-enabling feasibility works. This allowed engineers to:
- Validate the cable route before construction
- Confirm safe installation depths near structures
- Avoid conflicts with bridge assets
- Plan road closures and diversions in advance
Through careful planning and collaboration, the works were delivered safely and efficiently with minimal disruption to the surrounding road network.
