Electrical Infrastructure for Retirement Village in Chester

We’re proud to have delivered the full electrical infrastructure for Beechmoor Retirement Village in Chester – a £36 million development providing high-quality, low-carbon retirement living across 155 homes.

Led by main contractor Elliott Group, the project has created a future-ready, sustainable community featuring one- and two-bedroom retirement homes across six villas, along with a central Pavilion housing shared spaces such as a restaurant, café, and wellness area.

Our Scope

Power On was responsible for the full design and delivery of the site’s electrical infrastructure, including:

  1. Electrical landlord supplies to all six residential villas
  2. A dedicated supply to the Pavillion building
  3. A bulk electric vehicle (EV) charging connection to support sustainable transport
  4. A bespoke X-Type substation designed for resilience and high-performance monitoring.

The inclusion of EV charging and on-site renewable energy helps support the village’s ambition to achieve net zero carbon emissions

Technical Delivery

A key feature of this project was the installation of an indoor, brick-built X-Type substation – a more complex and non-standard solution, typically used in larger-scale infrastructure settings. This substation includes:

  1. A wall-mounted Solkor protection panel
  2. Auxiliary batteries
  3. Advanced network monitoring systems
  4. Communication interfaces

This setup enables high-voltage network monitoring and increased fault detection capability, providing extra resilience to the supply infrastructure.

We also carried out 109 metres of directional drilling beneath a busy road junction on the A41 to connect the site to the high-voltage network – completing the work without the need for road closures, in collaboration with local highways authorities.

Collaboration and Problem-Solving

During the course of this project, SP Energy Networks (SPEN) introduced changes to their internal processes and policies without providing immediate clarification to Independent Connection Providers. This posed a potential obstacle to progress.

To address this, our design team engaged directly with SPEN’s engineering teams through a series of targeted workshops and discussions. As a result, new working procedures were established jointly between the respective teams – benefiting both this and future projects.
